What Does Elevator Maintenance Actually Involve?
Elevator maintenance is regulated work. In Ontario, elevating devices fall under the TSSA, and only licensed elevating device mechanics working for a registered contractor may maintain or repair them. A compliant contract covers scheduled maintenance at set intervals, generally at least quarterly, carried out under a Maintenance Control Program that follows the manufacturer’s requirements for your specific equipment, coordinated the same way across Explore Building Facility Management Services. On top of that sit the safety tests: an annual Category 1 functional test on every device, and a Category 5 load and safety test every five years on traction elevators. Your device licence also renews annually. Building owners carry the responsibility for all of it, which is why what your contract actually includes matters more than the monthly figure attached to it.

Most Elevator Callbacks Are Preventable.
Door equipment causes the majority of elevator faults in most buildings. Door operators, rollers, gibs and safety edges take more cycles than any other part of the system, and they wear predictably rather than failing at random. That means a maintenance program which actually inspects and adjusts them keeps a device running, while one that only responds to callbacks lets the same fault repeat every few weeks until a component fails outright. The difference shows up in two places you can measure: how often the device is out of service, and how much of your annual spend goes on unplanned repairs. We track both and report them, because a maintenance contract should be judged on uptime rather than on how quickly somebody answers the phone once the elevator has already stopped.

Yes. Elevator maintenance and repair in Ontario may only be performed by licensed elevating device mechanics working for a registered contractor, and our mechanics are certified and employed directly by us.
