Parking management covers the running of a parking facility as a working part of the building: allocating and administering spaces, controlling entry, keeping unauthorized vehicles out of spaces that belong to somebody else under the same standards covered by Security & Access Control Services, staffing or patrolling the site where it needs it, maintaining the equipment that lets cars in and out, and keeping the surface, lighting and markings usable through a Canadian winter. Most buildings treat parking as land with lines painted on it and manage it by complaint. That is workable in a lot with plenty of empty spaces. A parking facility ages faster in this country than almost any other part of a property, and it does most of it out of sight. Water carrying road salt gets into asphalt cracks and concrete slabs, freezes, expands, opens the gap a little further, and repeats that cycle dozens of times between November and April. In a surface lot the result shows up as potholes and failing line markings. In an underground or elevated structure it shows up later and costs considerably more, as spalling concrete, corroding reinforcement, failed expansion joints and drains that no longer carry meltwater anywhere useful. Almost all of it is manageable at a fraction of the eventual repair cost if somebody is clearing snow properly, washing salt off the deck in spring, keeping drains open and reporting the first signs of movement, with structural failures caught early through our Emergency Maintenance Services solutions.
