BEYOND THE BIN

What Commercial Waste Collection Actually Involves

A Plain Explanation Of The Difference Between A Pickup Service And A Waste Program.

Commercial waste collection covers everything a building throws away, and everything it should not be throwing away: general waste, cardboard, mixed paper, containers, organics, and the streams that need separate handling such as electronics, batteries and hazardous materials. A pickup service moves the bins. A waste program decides how many bins there should be, what goes in each one, where they sit so that people use them correctly, how often they need emptying, and what the resulting diversion rate actually is, run as part of the same full-scope coverage as Explore Total Facility Management Solutions. That last part matters more than it used to. Designated commercial and institutional buildings in Ontario have carried waste audit and source separation obligations since the 1990s, and most organizations now report waste as part of their own sustainability reporting. A bin that gets emptied is not the same thing as a waste stream you can account for.

A Managed Waste Program

THE CONTAMINATION PROBLEM

One Wrong Bag Can Send An Entire Bin To Landfill.

Recycling only works if what arrives at the processing facility is close to what the label on the bin said. A cardboard container with a bag of cafeteria waste in it is not contaminated cardboard, it is garbage, and it gets charged and disposed of as garbage. This is where most diversion programs quietly fail. The bins are there, the signage exists, and the diversion rate still sits well below what the building could reach, because nobody is looking inside. Contamination is almost never deliberate. It is a bin placed where the nearest one is the wrong one, a night cleaner consolidating four liners into a single cart at the end of a shift, the kind of habit addressed through staff training under our Janitorial Cleaning Services, or a tenant who moved in eighteen months ago and was never told the rules. Fixing it is unglamorous work: relocating bins, matching signage to what is actually in front of people, briefing cleaning staff on separation, and checking loads before they leave the building.

STREAMS WE HANDLE

The Streams We Collect Separately

Each One Handled, Priced And Reported On Its Own Rather Than Absorbed Into General Waste.

Which of these a building generates in volume decides how the program gets built. An office tower is mostly paper, containers and kitchen organics. A retail plaza runs on cardboard, often enough of it to justify a baler and turn a disposal cost into a rebated commodity. A warehouse produces pallets, stretch wrap and scrap metal, the same operational profile covered under our Factory & Warehouse Cleaning. A healthcare site adds regulated streams that cannot travel with anything else, and a hotel adds its own mix again, the kind of variation covered on See our Hotel & Hospitality Facility Management page. Bin sizes, collection frequencies and on-site equipment are set around what you actually produce, which is exactly what a waste audit is for.

AUDIT TO OUTCOME

How We Take A Building From Waste Audit To Diversion Rate

1

Waste Audit

We sort and record a representative sample of what your building is throwing out, which is the only reliable way to learn what is sitting in your general waste, at no cost.

2

Program Design

Bin types, counts, placement and collection frequencies are set from the audit findings rather than from a standard package based on square footage.

3

Rollout And Training

Containers and signage go in, and cleaning staff and tenants are briefed on what belongs where, because a separation program lives or dies at the bin.

4

Scheduled Collection

Each stream is collected on its own schedule, with volumes recorded and loads checked for contamination before they leave.

5

Reporting And Reduction

Monthly reporting shows volume and diversion by stream, and a written reduction plan targets whatever is still going to landfill unnecessarily.

WHAT SETS US APART

Why Cleaning 365 For Waste And Recycling

Anyone Can Empty A Bin. The Value Is In Knowing What Was In It.

Audits Before Assumptions

The program is designed from a physical waste audit of your building, not from a template that guesses volumes from floor area.

Diversion You Can Report

Monthly volume and diversion figures broken out by stream, in a format that goes straight into your own sustainability or ESG reporting.

Contamination Actively Managed

Loads are checked and problem streams traced back to a bin, a floor or a shift, instead of being written off as unavoidable.

Our Own Licensed Collection

Collection and transport is carried out by our own licensed staff and equipment under the approvals the work requires, rather than handed to a subcontracted hauler you never meet.

Compliance Paperwork Prepared

The waste audits and waste reduction work plans required of designated commercial and institutional buildings are prepared and kept current as part of the contract.

One Building Contract

Waste sits with cleaning, pest control and maintenance under one point of contact, and where we also hold your janitorial contract, the people consolidating bins each night are already trained on separation.

IN THEIR WORDS

Trusted By Property And Operations Teams

“The waste audit was uncomfortable reading. A large share of what we were paying to send to landfill was cardboard and paper. We already had the recycling bins. They were simply in the wrong places.”

Property Manager

Office tower, Toronto

“Head office asks for diversion numbers every quarter. It used to take me two days of chasing invoices to build that. Now it arrives monthly without me asking for it.”

QUESTIONS ANSWERED

Waste And Recycling, Answered

A physical sort of a representative sample of your building's waste, recorded by stream and weight. It tells you what is actually in your general waste, which is almost always different from what people assume it is.

For many buildings in Ontario, yes. Designated commercial and institutional establishments above set thresholds, including larger office buildings, retail complexes, hotels, hospitals, schools and manufacturers, are required to conduct waste audits and maintain waste reduction work plans under provincial regulation. We prepare both and keep them current as part of the contract.

The share of your total waste that goes somewhere other than landfill. It is reported by stream, so you can see where the remaining landfill volume is coming from rather than just watching one number move.

Yes. Organics are handled as a separate stream with the container types and collection frequency needed to keep them manageable, which usually means more frequent pickups than general waste, particularly in summer.

It is recorded and traced rather than quietly disposed of as garbage and forgotten. Repeat contamination almost always points at a bin location or a shift routine, and both of those are fixable.

Yes. These are collected separately under the handling and documentation each one requires, which is not the same as letting them go out in the general bin.

Yes. We review your existing contract, notice period and equipment ownership first, so the changeover happens without a gap in collection or a penalty you did not see coming.

Often, though not always immediately. Savings come from removing streams that should never have been in general waste, right-sizing containers and frequencies, and in some buildings from rebates on baled cardboard. The audit tells you whether that applies to your building before you commit to anything.
