The basics

What Does Elevator Maintenance Actually Involve?

A Plain Explanation Of What The Law Requires And What A Contract Should Cover.

Elevator maintenance is regulated work. In Ontario, elevating devices fall under the TSSA, and only licensed elevating device mechanics working for a registered contractor may maintain or repair them. A compliant contract covers scheduled maintenance at set intervals, generally at least quarterly, carried out under a Maintenance Control Program that follows the manufacturer’s requirements for your specific equipment, coordinated the same way across Explore Building Facility Management Services. On top of that sit the safety tests: an annual Category 1 functional test on every device, and a Category 5 load and safety test every five years on traction elevators. Your device licence also renews annually. Building owners carry the responsibility for all of it, which is why what your contract actually includes matters more than the monthly figure attached to it.

A Basic Maintenance Contract

Our Maintenance Program

PREVENTIVE OVER REACTIVE

Most Elevator Callbacks Are Preventable.

Door equipment causes the majority of elevator faults in most buildings. Door operators, rollers, gibs and safety edges take more cycles than any other part of the system, and they wear predictably rather than failing at random. That means a maintenance program which actually inspects and adjusts them keeps a device running, while one that only responds to callbacks lets the same fault repeat every few weeks until a component fails outright. The difference shows up in two places you can measure: how often the device is out of service, and how much of your annual spend goes on unplanned repairs. We track both and report them, because a maintenance contract should be judged on uptime rather than on how quickly somebody answers the phone once the elevator has already stopped.

Industries

Industries we serve

Vertical transportation matters differently depending on who relies on it.

An out-of-service elevator means something different in every building. In a residential tower it can leave a resident unable to reach their own home, which makes outage duration a habitability issue rather than an inconvenience. In a hospital it holds up patient transfers. In a retail centre it removes accessible access to an entire floor. Response priorities and maintenance frequency are set around what an outage actually costs your building, not around a standard service level applied everywhere.

3

Scheduled Servicing

Maintenance visits run to the program, with door equipment and high-wear components inspected rather than only responded to.

4

Testing And Compliance

Category 1 and Category 5 testing is carried out on schedule, with licence renewals tracked before they lapse.

5

Reporting

You get uptime, callback and deficiency reporting, so the contract is judged on performance rather than impression.

What clients say

Trusted By Property Managers

“Our elevator contract renewed automatically for years and nobody ever checked what we were getting. The first audit found a Category 1 test that had slipped by five months. We had no idea, and we were the ones responsible for it.”

Property Manager

Residential tower, Toronto

“Entrapments used to mean our concierge phoning a number and hoping. Now there is an escalation process, the resident gets talked to while they wait, and we get told how long it took afterwards.”

FAQs

Elevator Maintenance, Answered

Yes. Elevator maintenance and repair in Ontario may only be performed by licensed elevating device mechanics working for a registered contractor, and our mechanics are certified and employed directly by us.

Maintenance is required at set intervals, generally at least quarterly, with the exact schedule determined by your equipment's Maintenance Control Program and manufacturer requirements.

Category 1 is an annual functional safety test carried out on every device. Category 5 is a more intensive load and safety test required every five years on traction elevators. Both are scheduled within our maintenance programs.

The building owner. That is why test dates and licence renewals are tracked as part of the program and the records are provided to you rather than held only by us.

Yes, annually. Renewal is tracked so the device licence does not lapse while it remains in service.

A licensed mechanic is dispatched immediately and the passenger is kept in contact until released. Nobody on site should attempt a release themselves, since that is licensed work.
