The basics
What is integrated facility management?
Integrated facility management, or IFM, means every service your building needs sits under a single contract with a single provider: cleaning, HVAC, electrical, plumbing, repairs and site support, the same principle behind our Total Facility Management Solutions. Most buildings still run the old way, with a cleaning company, an HVAC contractor, an electrician and a landscaper all invoicing separately and none of them talking to each other. That setup works until something falls between two vendors, and then nobody owns the problem. An integrated model puts one team and one manager behind everything, so nothing gets missed because it wasn’t technically anyone’s job. Most facility manager
Multiple vendors
- A different company for each service
- No shared schedule or communication
- You coordinate and troubleshoot between them
- Problems get missed at the handoff
Integrated facility management
- One contract covers every service
- One schedule, one dashboard, one manager
- Issues get caught before they're reported
- One team is accountable for the outcome
Integrated Facility Management
Why buildings switch to an integrated model
Most facility managers don’t set out to run five vendor relationships. It happens gradually: one company for janitorial, another gets called in for a broken HVAC unit, a third handles the parking lot in winter, and eventually nobody has the full picture of what’s happening across the building. An integrated contract reverses that, the same coordinated model behind our Building Facility Management Services. Cleaning crews, maintenance technicians and support staff work off one schedule and report into one dashboard, so a facility manager who already knows your site handles the coordination instead of you. The practical result is fewer invoices to reconcile, faster response when something breaks, and in most cases a lower total cost than paying five contractors separately, since overlapping site visits and duplicate admin get cut out of the equation.

The buildings that see the biggest gain from switching are the ones already juggling three or more vendors: a hospital running cleaning, HVAC and biomedical waste on separate contracts, or a warehouse portfolio managing janitorial, dock repairs and grounds through different companies at every site, a pattern we also see across the properties covered by Residential Community Facility Management. Fold those into one contract and the coordination problem disappears along with the extra paperwork.

FAQ
Integrated facility management, answered
It means every service your building needs, cleaning, maintenance, repairs and site support, runs under one contract with one provider instead of separate agreements with separate companies. You get one point of contact, one schedule and one invoice instead of coordinating several vendors yourself.
Some facility management providers still subcontract out individual services behind the scenes, so you're technically dealing with one company but still getting the coordination gaps of several vendors. An integrated program means the same team runs cleaning, maintenance and repairs directly, on one shared schedule, with one manager accountable for all of it.
Yes. Most integrated contracts start with a transition, not a blank slate. We assess what's currently running at your site, including existing vendor scopes and schedules, and build a consolidated plan that replaces them without a gap in service.

Usually the opposite. Separate vendors each carry their own admin, travel and overlapping site visits, and all of that gets billed. Consolidating those into one contract removes the duplication, which is why most clients see a lower total cost after switching, even with the same services included.
